Hardwood Floor Sanding

Professional hardwood floor sanding to remove old finish, smooth worn floors, and prepare wood for stain or protective finish.

Hardwood Floor Sanding

Good sanding is what makes refinished floors look even, smooth, and professional. Tocci & Son prepares hardwood floors carefully before stain or finish is applied.

Why sanding matters

Uneven sanding can leave waves, marks, color issues, or finish problems. The goal is a smooth, consistent surface that lets the wood and finish do their job.

Good for

  • Removing old finish
  • Preparing for a color change
  • Smoothing worn or scratched floors
  • Restoring old hardwood before sealing
  • Getting a cleaner final result

What sanding can and cannot fix

Sanding can remove worn finish, surface scratches, minor discoloration, and many signs of age. It cannot fix every deep stain, structural issue, pet stain, or water-damaged board.

Jared can inspect the floor and explain what sanding is likely to improve and what may need repair.

Sanding process

1. Protect the space

The work area is prepared and surrounding areas are treated with care.

2. Remove the old finish

The floor is sanded to remove the previous coating and expose clean wood.

3. Smooth the surface

The floor is progressively sanded for a more even surface.

4. Prepare for stain or finish

Once sanding is complete, the floor is ready for stain, sealer, and protective finish.

Frequently asked questions

Will sanding remove every stain?

Not always. Some stains go deep into the wood. Jared can inspect the floor and explain what will likely come out and what may need repair or board replacement.

Is sanding always part of refinishing?

Usually, yes. Sanding removes old finish and prepares the wood for a new stain or protective coating.

Can sanding change the color of my floors?

Sanding removes the old finish and opens the door to a new stain or natural finish.
